As the reporting season for listed companies unfolds, China Vanke Co., Ltd. (000002.SZ) released its 2026 semi-annual report on August 27, posting operating revenue of 70.17 billion yuan for the first half of the year. The company delivered 23,000 homes on schedule and with quality, while adding and optimizing production capacity totaling 15.58 billion yuan. Its operational service businesses maintained steady improvement, generating combined revenue of 28.85 billion yuan, up year-on-year.
Industry analysts note that Vanke continues to face operational pressure, with the new management team confronting formidable challenges and heavy responsibilities. Following the board reshuffle, the diversified and complementary professional configuration, along with strengthened management resources, is expected to help Vanke sustain its efforts in overcoming difficulties and advancing risk resolution and development.
During the January-June period, Vanke employed multiple measures to facilitate home deliveries and continuously enhance the product strength of its development business. The company leveraged a variety of innovative technologies to boost delivery quality and customer satisfaction, achieving a nearly 90% overall home-acceptance rate during peak delivery periods. In cities such as Changchun and Wuhan, 10 projects recorded a 100% acceptance rate. Beyond delivery, Vanke updated and iterated 405 product technical standards, refined its product series, and deepened attention to product details, with new projects achieving an average first-sale clearance rate of 60% in the first half.
The operational service businesses demonstrated steady progress, with revenue climbing year-on-year. Onewo Inc. (2602.HK), Vanke's property management arm, generated 19.19 billion yuan in revenue during the first half, signing 207 new residential projects. Its commercial, enterprise, and urban-space integrated services saw revenue growth, supported by artificial intelligence technologies that enhanced management efficiency and reduced administrative expense ratios. In response to the national policy promoting both rental and ownership housing, the Vanke City apartment brand managed 220,000 units, achieving a 94.3% occupancy rate and serving over 7,900 corporate clients, up more than 25% year-on-year, with an overall customer satisfaction rate of 96.5%. Its commercial business recorded steady growth in sales and foot traffic. Meanwhile, Vanke Logistics posted a 6.9% year-on-year increase in total revenue, with rentable warehouse space reaching 10.53 million square meters, and cold-chain and logistics service revenues growing rapidly.
Looking ahead to the second half of the year, Vanke stated in its report that it will advance five key initiatives: optimizing asset structure and quality while gradually adjusting resource allocation; iterating and upgrading its "Three Good" product system driven by customer demand; actively responding to urban renewal policy directions and deepening its presence in that sector; exploring innovative business models to build differentiated competitive advantages; and leveraging digital and technological tools to empower operations, comprehensively enhancing operational quality and efficiency.
